chevron_rightDrain or backwash my pool or spa? Please ensure that pool and spa water is never discharged into streets, washes, common areas, storm drains or retention basins. These systems flow directly to washes and can harm wildlife, the desert environment and common-area infrastructure. Preferred options include discharging to the sanitary sewer through your home’s sewer cleanout or using a licensed pool contractor, or discharging onto a landscaped, pervious area on your property where the water can soak into the ground without leaving your property. To locate your sewer cleanout, look for a threaded cap, which may be black or painted to match your home and is often concealed by landscaping. If you cannot locate it, or if a sidewalk or patio has been installed and now covers the opening, contact a plumber
for assistance.
Possible sewer cleanout locations from the City of Phoenix:

Before draining, test the water to ensure that the free chlorine level is essentially 0 ppm and the pH is within the normal range (approximately 6.5 to 8.5). Discharge the water slowly to prevent erosion, sediment runoff, and flooding. Filter and backwash solids should be removed and disposed of separately so they do not enter storm drains. Never allow water to flow across sidewalks, streets, or neighboring properties, and avoid draining during or immediately before a storm. When in doubt, hire a licensed pool service familiar with proper disposal methods.
In addition to violating the governing documents resulting potential association fines, it is illegal under City of Phoenix Water Services codes to improperly discharge pool and spa water. Penalties for this misdemeanor offense range from up to $2,500, six months in jail, and up to three years of probation. If you observe improper pool or spa drainage, please report this to the City of Phoenix Environmental Services Stormwater Hotline at 602-256-3190.

If you are renting or leasing your home, the Association requires homeowners to provide current tenant information within 15-days from the lease start, so that Association records can be kept up to date.To register a tenant, please complete the Association’s Tenant Registration Form and provide the requested information for all occupants residing in the home. Please be sure to include the lease start and end date. The completed form should be submitted to the Community Managers by emailing manager@stetsonvalleyoa.com.Please note that per community governing documents, the minimum rental term is at minimum 30-days. Leases for less than 30-days would be subject to community enforcement per the Fine Policy. If you are considering a month-to-month lease term, please ensure that you contact the association no less than annually to confirm that the occupants of the home have not changed, and to provide an updated registration form. The $25 rental registration fee is only due upon initial lease execution - if the tenant chooses to extend their lease beyond the initial term, this fee is waived.Homeowners are responsible for ensuring that tenant information remains current and for notifying Management when a tenant moves out or there is a change in occupancy. The Association relies on the records of the Maricopa County Assessor. Please note that if the property changes from tenant-occupied back to owner-occupied, you must contact the Assessor to inform them of the change.Tenant registration helps the Association maintain accurate community records and ensures that important community communications, rules, and requirements can be properly communicated to the residents of the property. Registering a tenant with the Association does not constitute approval of a lease or rental arrangement. Homeowners remain responsible for ensuring that their tenants and occupants comply with the Association’s governing documents, rules, and applicable community requirements.

chevron_rightReport a neighbor’s violation or file a nuisance complaint? If you believe a neighbor is violating the community’s governing documents, rules, or creating a nuisance that is affecting your use and enjoyment of your property, we encourage you to first attempt to resolve the concern directly with your neighbor, when appropriate.If you have attempted to address the concern with your neighbor and have been unable to resolve the issue, you may submit a Violation/Nuisance Complaint Form to Management. Please provide as much specific information as possible, including the property address, a description of the concern, dates and times when applicable, and any supporting documentation or photographs. Forms may be sent by email to manager@stetsonvalleyoa.com.Please keep in mind that not every concern is something the Association is able to enforce. For example, damage or conditions in a rear yard can be difficult for the Association to observe during routine compliance inspections unless the property has a view fence or borders a common area. Association enforcement must also be applied uniformly, consistently, and non-selectively throughout the community. As a result, compliance items that cannot be observed by an Association representative during a standard, routine inspection generally cannot be independently enforced by the Association.When a Violation/Nuisance Complaint Form is received, Management will review the concern to determine whether it falls within the Association’s enforcement authority. If appropriate, the Association will issue a courtesy notice to the other party involved advising them of the reported concern.Please be aware that, pursuant to applicable state law, if the homeowner who is the subject of the complaint requests information regarding who reported the concern, the Association may be required to provide the name of the reporting party. By submitting a complaint, you acknowledge that your identity may therefore be disclosed if required by law.Additionally, a courtesy notice does not necessarily mean that the Association can take ongoing enforcement action. If the reported condition cannot be independently observed or otherwise enforced by the Association under the governing documents and applicable law, subsequent violation notices may not be issued. In these circumstances, the matter may need to be addressed directly between the homeowners or through the appropriate governmental or legal authority, depending on the nature of the concern.For matters involving an immediate threat to health, safety, or property, please contact the appropriate emergency or governmental agency rather than relying solely on the Association’s complaint process.

- Landscape and Water Conservation Committee - The Landscape and Water Conservation Committee works to preserve the community’s natural beauty by promoting sustainable landscaping practices and implementing strategies to reduce water usage throughout Stetson Valley.
- Finance Committee - The Finance Committee supports the financial health of the community by reviewing budgets, monitoring expenditures, and providing recommendations to the Board on fiscal planning and reserve management.
- Amenities Enhancement Committee - The Amenities Enhancement Committee focuses on improving and maintaining community amenities by identifying enhancement opportunities, gathering resident feedback, and recommending projects that enrich the overall quality of life in Stetson Valley.
- City of Phoenix Committee - The City of Phoenix Committee serves as a liaison between the community and city officials, advocating for resident interests, staying informed on local developments, and sharing relevant updates that impact Stetson Valley.
- Architectural Review Committee - The Architectural Review Committee helps maintain the community’s aesthetic standards by reviewing and approving exterior modification requests to ensure consistency with Stetson Valley’s design guidelines.
- Social Committee - Currently on hiatus, this previously established Committee helps the Board to plan and execute community engagement activities throughout the year.
