Trash Pick Up Days & Homeowner Water:

Recycle (blue barrel) = Thursday               Garbage (green barrel) = Monday

Trash and recycling cans must be brought to the street for pick-up. Can may be placed out for pick-up no earlier than 6:00pm the day before pick-up and must be removed from view no later than 8:00pm the day of pick-up. Cans may be stored in the garage or homeowner courtyard but may not be visible from the street.

Water to homeowner units is provided by the association at a shared cost to all Inspiration homeowners.  The cost of water to the common area and units are included in the association's budget and paid for with dues collected by homeowners.  Water is the largest line item of the budget making up 34% of association expenses.  Anytime water is wasted resulting in higher bills either association dues have to be increased or other services have to be eliminated.  It's important for everyone in the valley to help conserve water for future generations as well as to save money on association dues.  Please stay on top of repairs to of leaking pipes or running toilets.  For information on water conservation and household plumbing tips please visit the City of Phoenix website at www.phoenix.gov/waterservices

Your cooperation is needed for the City to provide efficient and cost-effective refuse collection and disposal service to you and your neighbors.

Curbside Collection Tips from the City of Phoenix:
-Vehicles must not be parked within 15 feet of, or otherwise block, the container. Containers must be spaced four feet from each other, and fixed objects such as utility poles.
-The container must be placed at the curb with the handles facing the house.
-Do not place or stack any material around or on top of the container.  Refuse not inside the container will not be picked up.
-All garbage and grass clippings must be bagged and securely tied.  It's very important to bag and securely ties your garbage and to keep the lid closed on the container.  This is necessary to prevent the breeding of flies and other insects, to reduce odors, and to keep the inside of the container clean, prevent garbage spills and the scattering of materials by the wind or animals.
-Do not over pack containers.  All material must be placed loosely in the container in order to empty it completely. If necessary cut cardboard into small pieces.
-All container lids must be kept closed except when the container is in use.
-Residents are responsible for keeping the Furniture clean.
-Recyclable should be empty and clean
-Crush or cut boxes so they fit loosely in the recycling container with the lid closed.

Unacceptable Materials for Garbage Cans:
-Dirt, rocks, bricks and concrete
-Roofing construction
-Auto parts, motor oil, car batteries, car fluids and tires
-Furniture and carpet
-Large appliances
-Boards and lumber
-Tree limbs
-Palm fronds
-Pool chemicals
-Paints and thinners

Unacceptable Items for the Recycling Program:
-Plastic bags such as bags from the grocery store, dry cleaners and potato chip bags
-Grass and yard waste
-Dirty paper plates, napkins, paper towels and bathroom tissue
-Polystyrene packing material
-Shredded paper
-Wet strength cardboard- this is cardboard with a special coating that keeps it strong when wet such as frozen food boxes, beer/soda carriers, etc.

Mailbox Keys:

The association is not responsible for mailbox key distribution.  The previous owner should give you the mailbox keys at close of escrow.


Pool Keys:
Pools keys are provided at closing.  The previous owner should give you the pool key at close of escrow.  If a replacement key is needed the association can provide a key for a cost predetermined by the Board of Directors. To view the replacement key resolution click here. 


Gate Key, Remote & Codes:
Pedestrian gate keys and gate codes are provided at closing.  The previous owner should give you the pedestrian key and gate code at close of escrow.  If a replacement key is needed the association can provide a key for a cost predetermined by the Board of Directors.  If a gate code or remote is needed or a phone number change in the gate system please contact the gate vendor Park Pro at 602-254-0770.


Visitor Parking:
Visitor parking is designated with marked parking spots on the street in various locations in the community.  Parking is not allowed on the street in non-designated parking locations such as in the cul-de-sacs.  Parking in unit driveways is prohibited per the governing documents of the community.
Private Streets:
Inspiration has private streets which they own and govern.  There is a posted speed limit of 15 MPH in Inspiration that needs to be observed for everyone's safety.  There is also a governing document resolution for traffic using the Inspiration private streets.  This resolution should be read and observed by owners and guests at all times.  The streets in the community are narrow and caution should be used at all times when using the streets both on foot and when in your vehicle.


Assessment Due Date:
Inspiration at Stetson Valley has two assessments one for Inspiration and one for the Master association Stetson Valley.  The Inspiration assessment is monthly due on the first of every month.  Each homeowner is mailed a coupon book at the beginning of the year for the monthly Inspiration assessments.  Monthly bills are not sent for Inspiration it's the responsibility of each homeowner to use their coupon book and mail in their payments before the first of each month. 

The Stetson Valley Master assessment is due quarterly on January 1st, April 1st, July 1st and October 1st. For more information on the Stetson Valley Master Association please view the Community Info tab for Stetson Valley Master.


Assessment Late Date:
The assessment is late on 15th of the month it is due. All payments received after the 15th are subject to additional Late Fee of $15 or 10% of the unpaid assessment, which ever is greater.


Assessment Late Fee:
All payments received after the 31st are subject to additional Demand Fee of $45.

Pool Rules:
1.        No alcohol or glass allowed within the pool enclosures. Intoxicated persons are prohibited from using or being in close proximity to the pool.
2.        Music, loud behavior and profanity are prohibited at all times.
3.        Proper pool attire must be worn at all times. No nudity or indecency allowed at anytime.
4.        Diving, running, pushing, or bolstering activity in or around the pool is prohibited.
5.        No animals allowed except for service animals.
6.        Persons with sore or inflamed eyes, colds, nasal or ear discharge, boils or other acute or obvious skin or body infections, or cuts shall be excluded from the pool.
7.        No drinks, candy, tobacco, popcorn, gum, or food of any kind shall be permitted in the pool or within the required walkways of the pool.
8.        Boogie boards, rafts, beach balls, and other floating or inflatable device, except for floating devises which are worn on the body, are not permitted in the pool.
9.        Children need to be accompanied by a guardian at all times.
10.      Each owner must place all of their debris and litter in the trash receptacles prior to leaving the pool area.
11.      Keep gate(s) closed-do not prop open.
12.      Shower and use the toilet before using the pool.
13.      If incontinent (child or adult), wear tight fitting rubber or plastic pants or a swim diaper.
14.      Adjustment of any control regulating the pool, lights or other common service is prohibited.
15      
Observe all safety regulations at all times.

If you witness anyone engaged in vandalism, disturbing the peace, public intoxication, nudity or other illegal behavior please call the Phoenix Police immediately at (602) 262-6151.

Anyone not abiding by these or other posted rules will have their pool use suspended for such time as determined by the Board of Directors, face possible fines and legal action.


Architectural Review Committee Requirements:
All exterior changes, including pots and other decoration must be submitted to and approved by the Architectural Review Committee prior to commencement of work. In order to gain approval from the Committee a submittal form must be filled out and submitted. To print a submittal form click here.

The community has two sets of governing documents, the CC&Rs and the Design Guidelines.  The Design Guidelines are typically used most by homeowners as they provide easy to read information on community guidelines.  The Design Guidelines are intended to enhance the property values and maintain the high standards or development that exists within Inspiration at Stetson Valley. To view the Inspiration Design Guidelines click here.  Here are a few items from the Inspiration Design Guidelines that you may not be aware of:

Outdoor Furniture: Plastic benches and furniture are prohibited.

Side Yard Landscaping: In no event may anything connect with or attach to the wall of the adjacent unit.

Storage Sheds: Storage sheds are not permitted due to the confined space of the side yards and the close proximity to neighboring units.

Hoses: Hoses are only permitted mounted to the unit and not left on the ground in the common area.


Satellite Dishes:
Satellite dishes are prohibited from being in the common area. Dishes may only be on homeowner property such as the eaves of the home.

Holiday Décor: Decorations may only be mounted on the home. Holiday decorations may be installed 30 days prior to the holiday and must be removed within 14 days after the holiday.

Window Coverings: All window coverings must show a neutral color to the outside. Tin foil and other temporary covering such as newspaper or sheets are prohibited.

Decorative Art on Houses: Decorative items on houses shall be neutral in color and are limited to 3 items so as to not dominate the appearance of the home. Dimensions of decorative items shall be no greater than 3 feet in length, width and height.

Pots: Flower pots or decorative pots may be placed in the side yard of the unit but cannot exceed 3 in number.  Pots must be maintained in like new condition and continually be planted with live foliage. Artificial plants and/or flowers are expressly prohibited. Flower boxes attached to the home will not be approved by the Committee.

Basketball Goals: Due to the nature of the community, basketball goals of any kind are prohibited.


Satellite Dishes:

Common Area & Homeowner Unit Info:
Inspiration is a condo association and all landscape outside of homeowner's fenced in side yards is common area.  Nothing can be altered or installed in association common area which includes but is not limited to for sale signs, satellite dishes, hoses and holiday decorations.  Some items can be installed by homeowners in their side yards within the walls of the side yard.  To see what can be installed in the side yards please refer to the Inspiration Design Guidelines.
The map below shows several units in Inspiration.  The green area represents common area surrounding the units, shown in white.  The yellow area represents homeowner side yard property. 

Homeowner side yards and units are strictly the responsibility of the homeowner.  If you need pest control for your unit you will need to obtain the service on your own.  It's strongly recommended that all homeowners carry homeowners insurance for their units as it's not provided by the association.  Any issue with the inside or exterior of the unit will need to be addressed by the homeowner i.e. roof repairs or leaking pipes.
